Tampa prices are not moving one way everywhere

Realtor.com reported that the Tampa metro median list price per square foot fell 6.0%. That is the number most people see. But it does not tell you what your block is doing.

These numbers cover the three months ending August 31, 2026. Some parts of Tampa moved up sharply. Others moved down. Knowing which side your home sits on changes your plan.

The wide view first

CNBC reported the average 30-year fixed rate hit 7.49% last week. That slows buyers down across the whole market. Realtor.com also reported that 20.8% of listings took a price cut in September 2026. Those are real headwinds.

Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationwide have not collapsed. Tampa is just moving in different directions by area.

Where prices rose

The Real Estate Data Aggregator counted 212 homes sold in ZIP 33611 in the three months ending August 31, 2026. That is up 40.4% from the same months of 2025. The median sale price there rose 27.3% to $700,000. Homes sold in a median of 30 days, 3 days faster than a year before.

In ZIP 33606, the Real Estate Data Aggregator recorded a median sale price of $995,000, up 29.2% year over year. Inventory there fell 28.3%. Fewer homes for sale with more buyers is what drives a number like that.

ZIP 33607 posted a median sale price of $474,700, up 20.9%. ZIP 33609 came in at $734,500, up 17.5%. Both are Real Estate Data Aggregator figures for the same three months.

Where prices dipped

Not every part of Tampa moved up. The Real Estate Data Aggregator showed the median sale price in ZIP 33605 fell 6.5% to $290,000. Inventory there rose 20.8% and supply climbed 1.3 months. More homes, fewer buyers, lower price.

ZIP 33610 saw the median price slip 1.2% to $299,000. Inventory there jumped 62.9%. Homes sold fell 35.6%. That is a lot of supply chasing fewer sales.

Speed also varied by area

In ZIP 33611, the Real Estate Data Aggregator recorded a median of 30 days on market. In ZIP 33609, it was 70 days, 26 days longer than a year before. Same city, very different pace.

ZIP 33611 also had 43.2% of homes go under contract within two weeks of listing, per the Real Estate Data Aggregator. That is up 13.3 points from a year before. ZIP 33629 was at 38.6%, up 4.5 points.

The rental side

Realtor.com reported the median asking rent in the Tampa-St. Petersburg-Clearwater metro was $1,634 in August 2026. That is down 3.8% year over year. Rents are softer too, which matters for investors weighing their options.

What this means for you

A broad headline about Tampa can point the wrong direction for your street. One ZIP posted a 29.2% price gain. Another posted a 6.5% drop. Those are not the same market.
